The campsites are sixty feet apart for privacy, and one path leads to the river with two private beach areas to relax. NOTE, Please use the clean bathrooms provided. We are forced to require our guests to pay a cleaning fee that's refundable after your stay. Please add the extra to your booking. We have tried to work with our guests to offer trash service, yet campers leave more than we can handle or clean before our next guest arrives. This is our home and property that we want to share, so let us work together to keep it clean and safe. Thank you from the Toops Family Jsm Ranch started in 2004 when we moved from Oregon City. This once was a working farm with two chicken barns and a meat locker barn. All had been fallen into disrepair before taking owner ship. In 2007 we planted 200 trees and 100 shrubs to build a new fish and wildlife habitat along Woodcock Creek. We then focused on building fence along the Molalla River to protect water quality. From there, we started raising Black Angus in 2008 after spending four years cleaning up the fields to make it safe for animals. We strive to be good stewards with our land as we continue to work with Clackamas Soil and Water to make better working lands. You're only minutes away from the town of Molalla to grab a bite, groceries or other camp items. Also have Molalla Rodeo just 3 minutes away on Splat Action Paintball is just five minutes away. Open all year. -March 21 – April 27, 2025 Wooden Shoe Tulip Festival Camp with us while you visit. Just twenty minutes away or thirteen miles. -July 1-4th. The Molalla train park! Just down the road from the historic Oregon Country Fair grounds, there is a moss covered forest with friendly folks welcoming you to stop off and rest. Nights are quiet with faint to no road noise or light pollution. The driveway and grounds are flat with safe gated parking space for cars/vans and small-med sized trailers, tents etc. It is our pleasure to offer you a safe space to camp with your friends and family. Learn more about this land: Mosswood is on 5 acres of mostly forested land, there's usually a project going (or three). We've recently finished building a barn workshop, a covered timber frame deck in the meadow, and a very unique woven tree net that you'll be sure to enjoy! No dogs living here, just one friendly cat, otherwise it's squirrels, birds, and the occasional wild turkey procession or coyote. There is a large garden, and when growing season is on, we may send you packing with some fresh greens or veggies! If you see us out and about, feel free to come say hello or ask questions. We love sharing good conversations and ideas about how to live well and stay excited about all things. Towns/Activities nearby: Veneta/Elmira are charming small rural towns with all the basics less than 10 min drive: Grocery Outlet, Bi-mart, Ace hardware, Auto parts, some decent restaurants. Fern Ridge Lake is 10 minutes down the road for walking trails, boating and paddling, plenty of other outdoor activities nearby. Eugene is 25 min, and the beautiful Oregon coast is 45 min drive if you want to smell the ocean air and visit Florence.

Learn more about our land: In the heart of Willamette Valley AVA and on a breezy 20-acre lot of land we provide a space for you to set yourself up and enjoy life's natural bounty. We offer a small shared space with a wood fire stove and some essential items, many games (such as horseshoes), and lots of picnic areas and tables sprinkled throughout the property. The location is central and half an hour to just minutes away from water bodies Hagg Lake, Nestucca River, Yamhill River, little Niagara Falls, Mill Creek, Baker Creek, Rainbow Lake and more… Such as the Carlton public pool. If your looking to jaunt from camp a little further, we are located a little over an hour and a beautiful drive to the Pacific Coast and about an hour from Portland. Although in the middle of the country woods, we are surprisingly only two and a half miles from the adorable and quaint town of Carlton. So beside the views, you’ll be alongside some fantastic eateries and outstanding winemakers.  Being raised in the community, and over ten years of experience in the local food and wine industry, I can give recommendations aplenty.   ꕥ  The property has been in our family since the late 60’s and has recently been transferred in ownership to the next generation! It’s been a large adjustment with many precious memories in tow. In hopes to carry on the legacy we opened up camp mid-summer 2021, and it’s a work in progress (as work normally is!), but has been a beautiful experience being in a position to share. There are two family homes on the property with people who truly admire this land we have been given so we do ask you to respect our process in this adjustment, as we miss our grandparents and parents who have worked their entire lives for us to be here. With the work of these past couple seasons, and thanks to our fellow campers, we have been able to lay more gravel, get a more fluid bathroom situation established, and have purchased a 20ft stargazing tent that is in the works of being listed this season! Otherwise it is a private and secluded area. Because I live on site, I will not allow repeat visits if groups become rowdy or disrespectful. -There is electricity and water on site. A compost toilet and sink are available, but no shower. -There is a communal fire pit, don't forget your marshmallows. (No individual fires allowed). I will talk to each group of campers about their comfort level with enjoying the fire with other campers, or a preference for trading off nights. -I have a 6-person hammock for relaxing with family or friends. (NOT a trampoline) - There is an old hay wagon converted into a covered picnic area that I call the Cowzebo for use if the weather gets iffy. - Friendly dogs are welcome.
